Iat\u0103 lista complet\u0103 \u0219i actualizat\u0103 a <strong>documentelor necesare pentru v\u00e2nzare<\/strong>:<\/p>\n\n\n\n<p><strong>1. Actul de proprietate<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Contract de v\u00e2nzare-cump\u0103rare \/ dona\u021bie \/ mo\u0219tenire \/ schimb \/ act de adjudecare etc.<\/li>\n\n\n\n<li>Extras de carte funciar\u0103 actualizat pentru informare (nu mai vechi de 30 zile) \u2013 se poate ob\u021bine de la ANCPI sau prin notariat.<\/li>\n<\/ul>\n\n\n\n<p><strong>2. Certificat fiscal de la Prim\u0103rie<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Atest\u0103 c\u0103 imobilul nu are datorii la impozitul pe proprietate.<\/li>\n\n\n\n<li>Se elibereaz\u0103 \u00een baza unei cereri \u0219i poate dura c\u00e2teva zile.<\/li>\n<\/ul>\n\n\n\n<p><strong>3. Adeverin\u021b\u0103 de la asocia\u021bia de proprietari (pentru apartamente)<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Dovede\u0219te c\u0103 nu exist\u0103 datorii la \u00eentre\u021binere.<\/li>\n\n\n\n<li>De obicei este valabil\u0103 30 de zile.<\/li>\n<\/ul>\n\n\n\n<p><strong>4. Certificat de performan\u021b\u0103 energetic\u0103<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Este obligatoriu din 2011 pentru v\u00e2nzarea oric\u0103rei locuin\u021be.<\/li>\n\n\n\n<li>Se ob\u021bine de la un auditor energetic autorizat.<\/li>\n<\/ul>\n\n\n\n<p><strong>5. Planuri cadastrale \u0219i \u00eencheiere de intabulare<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Extras CF pentru autentificare (emis de notar).<\/li>\n\n\n\n<li>Relevee (planuri) \u0219i plan de amplasament \u2013 \u00een special dac\u0103 nu s-au f\u0103cut modific\u0103ri interioare.<\/li>\n<\/ul>\n\n\n\n<p><strong>6. Acte de identitate ale proprietarilor<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Carte de identitate valabil\u0103 (sau pa\u0219aport).<\/li>\n\n\n\n<li>Dac\u0103 sunt mai mul\u021bi coproprietari, trebuie prezen\u021bi to\u021bi sau mandata\u021bi prin procur\u0103 notarial\u0103.<\/li>\n<\/ul>\n\n\n\n<p><strong>7. Certificat de c\u0103s\u0103torie \/ divor\u021b (dac\u0103 este cazul)<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Pentru a demonstra regimul matrimonial (bun comun sau propriu).<\/li>\n<\/ul>\n\n\n\n<p><strong>8. Declara\u021bii notariale (dac\u0103 e cazul)<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Declara\u021bii de neexisten\u021b\u0103 a unor litigii, ipoteci, succesiuni nedefinitivate etc.<\/li>\n<\/ul>\n\n\n\n<p><strong>Alte documente \u00een func\u021bie de situa\u021bie:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Procur\u0103 notarial\u0103<\/strong> \u2013 dac\u0103 v\u00e2nz\u0103torul este reprezentat de altcineva.<\/li>\n\n\n\n<li><strong>Acte succesorale<\/strong> \u2013 dac\u0103 imobilul a fost mo\u0219tenit recent.<\/li>\n\n\n\n<li><strong>Proces-verbal de predare-primire<\/strong> \u2013 op\u021bional, pentru claritate \u00eentre p\u0103r\u021bi.<\/li>\n\n\n\n<li><strong>Autoriza\u021bie de construc\u021bie &amp; proces-verbal de recep\u021bie final\u0103<\/strong> \u2013 pentru case noi sau extinderi.<\/li>\n<\/ul>\n\n\n\n<p><\/p>\n","protected":false},"excerpt":{"rendered":"Pentru v\u00e2nzarea unui imobil (apartament, cas\u0103, teren etc.) \u00een Rom\u00e2nia, v\u00e2nz\u0103torul trebuie s\u0103 preg\u0103teasc\u0103 un set de acte esen\u021biale.
